Once we’ve made it through the inspections and appraisals, we can move on to closing. If you are getting a loan for your purchase, it will be important to communicate with your lender regarding loan documents and how they are processed. Some lenders same-day fund while others take 1 or 2 days to fund. We will coordinate and schedule with escrow so everyone in the transaction is set up for success. A week or two ahead of closing, we will make sure you are scheduled to sign and also confirm the day on which your property will close.

Did you know you don’t have to be in town to sign your closing papers? There are mobile notaries everywhere. Also, if you are in town and sign at the title company, please be aware that once you sign the papers at the title company, you aren’t going to be walking out with keys to your new home. This is a common misconception of the buying process. It is more likely that your home will close (and you’ll get the keys!) the day after you sign.

The title company will be communicating with you directly about what day the property will close and the amount due from you to close on the loan. That final down payment might be in the form of a cashier’s check, or it could be a wire sent from your bank. When you go to sign your closing docs, make sure to take your photo ID with you.
