Once repairs are completed and we have provided proof of completion by qualified professionals, we still have to wait until the mortgage company receives the final word from the underwriters to process the loan, if the offer is being financed. If the sale is cash, then we are ready to close. The title company will arrange a time for you to meet with your escrow officer to sign final paperwork. Once both parties have signed, the bank has given approval and sent funds, and funds have been received from the buyers for the down payment, the transaction will close. The title company will provide you with a Final Settlement Statement, outlining all transaction costs and providing you with the amount that you will walk away with. Now it’s time to celebrate!
We will provide you and the buyer’s agent with information on utility providers about two weeks out, so you can get accounts closed and ensure a seamless transition between you and the new homeowners. We will need to collect from you all property and mailbox keys, garage door openers and information on various systems such as alarm systems, timed sprinkler systems, hot tubs, etc. to provide to the buyer’s agent.
