Selling Your Home - Your Marketing Plan
Every home is unique. While there are lots of staples to what we do consistently for each home, every marketing plan and strategy is going to be a little bit different and unique for each individual home. We believe that great photography is extremely important. Ninety to 95% of home searches start online, usually without a realtor. We want the images of your home to put the best foot forward and resonate with buyers. We are always looking to capture that hero image that will draw people in to click on your listing and learn more about it. When scheduling photography, we sometimes have to wait a couple extra days for just the right lighting and time of day to capture your home in the right way. We are unable to control mother nature for weather, views and lighting, so we might delay to ensure we capture your home in the best light. There is nothing that grabs people’s attention and helps sell your home more than great photography. High resolution photos will be uploaded to the MLS website and will also be shared directly with outside real estate websites. Cascade Sotheby’s International Realty boasts exclusive partnerships with brands such as the Wall Street Journal, the New York Times, and Architectural Digest to provide invaluable sales opportunities, while local media outlets contribute additional regional coverage for listings. Photos of your home will be displayed in high resolution on websites around the world.
Videos are another way of showing and personizing your home to prospective buyers. Videos provide us with a unique way of communicating to our audience how great your home is, why we love it, and what we think will help make it sell. It also allows us to share why you love it and point out all of the really special features of your home. Everyone has a computer in their pocket , and if we can put a one to three minute video online that shows highlights of your home and ties your home in with the Central Oregon lifestyle, we can draw buyers in with visually beautiful images and the story of your home. Our goal is to present a compelling story to a buyer who decides to view and ultimately purchase your home.
In addition to video and photography, we also love Matterport technology. Matterport has been on the market for a few years and provides a 3D imaging software that allows us to create a digital floorplan of your home. The best part of a Matterport is that it is interactive and allows a potential buyer to walk through your home on their phone or computer. Once a Matterport is created for a property, if someone is interested in seeing your home but they are located on the other side of the country, we can send them a link to the Matterport, and they will have direct access to view your home. The technology is high definition so you can view not only the interior of the home, but also the views outside the windows. If your home offers mountain views from the kitchen or dining room, those amazing Central Oregon views will be visible in the Matterport! Matterport is just one more tool to put your property in front of as many eyes as possible and give us a leg up in being successful in finding the right buyer and selling your home.
Once your property is listed on MLS and outside realty sites, we will send you weekly updates of online views of your property. Homes newly listed on MLS typically experience a greater amount of interest in the first few days as local agents are alerted to your new listing. Let’s talk next about Going to Market.
